The vision: Uluwatu comes to Koh Samui

Uluwatu, on the southern tip of Bali, is famous for its dramatic cliffs, ancient sea temple and a relaxed, nature-first way of living. Its architecture – whitewashed walls, sweeping arches, natural stone and warm timber, all opening onto lush gardens – has become a byword for barefoot luxury across Southeast Asia.

With ULU Villas Samui we set out to bring that same spirit to Koh Samui, Thailand. The result is a boutique development of single-family pool villas that combine Balinese design with modern tropical architecture: high ceilings, floor-to-ceiling windows, natural materials and a seamless flow between indoor and outdoor living. Every villa is designed to feel like a private resort – a home to live in, a holiday retreat to escape to, and an investment that works for you.

Location: why Lamai, Koh Samui

Koh Samui is Thailand’s second-largest island and one of Asia’s best-loved tropical destinations, with its own international airport, year-round tourism and a growing community of long-stay residents, families and digital nomads. Within Samui, Lamai on the east coast offers a rare balance: a long sandy beach, a lively town centre with restaurants, cafés and supermarkets, and quieter residential hillsides surrounded by tropical greenery.

ULU Villas is located in exactly that sweet spot:

  • Approx. 1.2 km to Lamai Beach – just a few minutes by car or scooter.
  • Approx. 350 m to Windfield International School – ideal for families relocating to the island.
  • Close to Lamai town centre with restaurants, shops, supermarkets, gyms and wellness centres.
  • Easy access to the island ring road for Chaweng, Bophut, Fisherman’s Village and Samui International Airport.

Strong rental demand, an established expat community and limited land on the island make Lamai one of the most attractive areas on Koh Samui for villa investment.

The villas: design, layout and features

All fifteen villas share the same signature design – a two-storey Balinese pool villa with approximately 390 m² of total built-up area (indoor and outdoor), arranged around a private swimming pool and tropical garden.

Interior and living

The heart of each villa is an open-plan living and dining pavilion with high ceilings and floor-to-ceiling windows that open onto the pool terrace. Natural materials, warm tones and elegant tropical detailing give every room the calm, airy feel of a boutique Bali resort.

Kitchen and dining

Each villa is designed for a fully equipped modern kitchen with an island and breakfast bar, generous storage and worktop space, plus both indoor and outdoor dining areas – perfect for family dinners or entertaining guests by the pool.

Bedrooms and bathrooms

Four spacious bedrooms each come with their own ensuite bathroom and built-in wardrobes, complemented by a guest powder room. The master suite on the upper floor enjoys a walk-in closet, private balconies and a jacuzzi area, while arched windows frame views of the garden and pool.

A private, gated community of 15 villas

ULU Villas is intentionally small. Just fifteen single villas are set within a private, gated community with landscaped internal roads and 24/7 security. Plots range from approximately 367 m² to 487 m² of land, each with around 356 m² of usable area and a dedicated parking area. The result is a quiet, exclusive neighbourhood with the feel of a boutique resort – not a busy estate.

A transparent, milestone-based payment plan

Construction takes approximately 15 months, and payments are linked to clear construction milestones – so you only pay as your villa is built:

Rental potential and estimated returns

Lamai’s popularity with holidaymakers and long-stay residents gives owners flexible options. Our investment analysis is based on a mixed strategy of six months short-term holiday rental and six months long-term letting per year:

  • Short-term rental (6 months): average nightly rate approx. 9,333 THB at 65% occupancy – approx. 1.09 million THB gross
  • Long-term rental (6 months): approx. 160,000 THB per month – approx. 960,000 THB gross
  • Total estimated gross rental income: approx. 2.05 million THB per year
  • Estimated gross return: approx. 15.7% per year on a total investment of 13.1 million THB (including a 1.2M THB furniture package), with an estimated payback period of around 6.4 years

These figures are estimates for illustration only. Operating expenses such as management, maintenance, utilities, marketing and insurance (typically 25–30% of gross income) are not deducted, and actual results may vary. Returns are not guaranteed.

Ownership: the 30-year leasehold explained

ULU Villas are sold on a 30-year leasehold basis – a well-established and widely used structure for international buyers in Thailand. The land lease fee is 90,000 THB per year, paid in advance every three years (270,000 THB). Our team works with experienced Thai lawyers and will guide you through the reservation, contracts and registration step by step. As with any property purchase abroad, we recommend that every buyer obtains independent legal advice.

Availability: 6 of 15 villas remaining

Interest in ULU Villas has been strong from the start. At the time of writing, nine of the fifteen villas are already sold and only six villas remain available – plots 1, 3, 5, 9, 13 and 14. You can see every plot with its land size and current status in our live availability table.
