The ULU Villas Samui building site in Lamai, Koh Samui is officially open. Heavy machinery has moved in, and the first – and most demanding – phase of the project has begun: clearing and breaking up the large granite boulders that are so typical of Samui’s jungle hillsides.
Site opening in Lamai
After months of planning, design and permitting, our construction team has mobilised on site. The land has been cleared of overgrowth, the access from the main road has been prepared and the plots for all 15 Balinese-style pool villas have been marked out according to the approved master plan.
Lamai’s natural setting is one of the reasons we chose this location – lush tropical vegetation, views to the green hills and only around 1.2 km to Lamai Beach. It also means working with what nature left behind: some very large granite rocks.
Breaking up the big granite rocks
Koh Samui is a granite island, and boulders the size of a small car are common on hillside land. Before foundations can be laid, these rocks need to be removed safely and in a controlled way. To do this, the team is using a Raptor F500 crawler drilling rig powered by a high-capacity air compressor. The rig drills into the stone so the boulders can be broken into smaller, manageable pieces.

Preparing the rock and the ground
Once broken, the rock is sorted and prepared – removed from the building areas or kept for use on site where it is suitable. Step by step this turns uneven, rocky terrain into level, stable platforms ready for excavation and foundation works.

What happens next
With the rock clearing under way, the next milestones are excavation, footings and the main villa structures, following our transparent, stage-by-stage construction plan. We will share regular progress photos here in ULU Updates, so owners and future buyers can follow every stage of the build – even from abroad.
